Since I'm not from Munich, I can only give you
some hints about the small towns and suburbian
area near Munich.
You can get some cheat or normal prized B&B in
Fuerstenfeldbruck or also Pfaffenhofen.
The Oktoberfest is located at the Teresienwiese
in central Munich. You can reach it quite easy
via the regional city-train system (S-Bahn) from
both towns. The city-train station Hackerbruecke
is very near to the Theresienwiese. Munich also
has a subway-system which is connected to the
Oktoberfest.You can buy special tickets which are
valid for the whole Munich area transportation-system.
Also group-tickets are available.
Another hint for the Oktoberfest is, that when you
want to enter a festival-tent with typical atmosphere,
just be sure to enter the Theresienwiese before lunchtime
since sometimes the breweries close the tent at about
11:00am due to the crowds. But anyway mostly I prefered
having my beer outside the tents, it's a wonderful big
"beergarden" thats how Germans call an outside-pub.
